Coastal Oak Property Management uses a straightforward two-fee structure: an ongoing management fee based on collected rent, and a one-time resident placement fee when we lease the property. Do you offer strategic portfolio guidance, or just day-to-day management?

Both. Day-to-day operations are the foundation, and we take that work seriously. But we also bring the strategic side of the work into the relationship: annual portfolio reviews, hold-versus-sell perspective, return on equity, and capital planning over multi-year horizons. The day-to-day work is in service of the bigger picture.
What if I decide to sell my property? Or trade up into a larger property?

Conversations about whether to hold, sell, or trade a property are part of the strategic side of the work and can come up at any point. When you're ready to sell, we'll talk through the options, including listing through Coastal Oak Real Estate when that's the right fit. For owners referred to us by a real estate agent, the sale is referred back to that agent.
