Anaheim is Orange County's largest city by population, with about 350,000 residents spread across nearly 50 square miles. Founded in 1857, it's also one of the oldest cities in the county, and the inventory reflects that history. The Anaheim Colony Historic District in downtown carries early-1900s architecture and a denser residential pattern, while neighborhoods further out range from mid-century single-family tracts to newer high-density developments.
The Platinum Triangle, the 820-acre district anchored by Angel Stadium, Honda Center, and the Anaheim Regional Transportation Intermodal Center (ARTIC), has emerged over the past fifteen years as Anaheim's urban core, with luxury apartments and mixed-use development. Anaheim Hills, in the eastern part of the city, runs more residential and higher-end, with single-family homes on larger lots. The Anaheim Resort area near Disneyland and the Convention Center anchors the city's tourism economy, which remains one of the largest employment drivers in Orange County.
The rental market in Anaheim varies as much as the geography. The Platinum Triangle commands premium rents for urban-style high-density living and benefits from major freeway access via the 5, 22, and 57. Anaheim Hills and the eastern neighborhoods lean toward larger single-family rentals attracting longer-term residents.
West and central Anaheim offer more accessible price points with consistent year-round demand. Properties near Disneyland have their own dynamics, with short-term rental considerations layered on top of standard rental regulations under Anaheim's short-term rental code. Managing well in Anaheim means knowing exactly which submarket the property sits in and how the city's specific rules apply to it.

What This Market Asks of Anaheim Owners
Anaheim is Orange County's largest city, and its rental market follows that scale. The Anaheim Colony and older central neighborhoods carry early housing and a denser street pattern. Anaheim Hills in the east is more residential, with larger lots. The Platinum Triangle around Angel Stadium, Honda Center, and ARTIC has added urban apartments. The Anaheim Resort near Disneyland and the Convention Center is its own economy.
Freeway access via the 5, 22, and 57 makes Anaheim a commute city as well as a destination city. Owners who describe every property as "near Disneyland" usually miss the resident who is actually searching Anaheim Hills, the Colony, or a westside street.
There is no single Anaheim renter
The Resort draws workers and households tied to tourism. The Platinum Triangle attracts people who want newer, higher-density living and rail access. Anaheim Hills draws longer-term households looking for space. West and central Anaheim often lease on price, access, and housing type. The listing has to name the submarket.
An ARTIC apartment is not a Hills house
The city includes historic homes, mid-century tracts, hillside single-family, condos, and newer apartments. Small multifamily is part of older corridors. Photography and amenities matter in Triangle product. Lot, schools, and condition matter more in the Hills and tract neighborhoods. Those are different comps.
Resort rules do not cover the whole city
AB 1482, just-cause, and fair housing still apply. Anaheim's short-term rental overlay is strongest near the Resort and does not work the same way in every neighborhood. Tourism-area listings need extra clarity on whether the home is a long-term rental. See strategic guidance.

Leasing is year-round in much of the city, with pulses around employment and school calendars rather than a single beach season. Applicants filter by hills versus flatlands, by freeway, and by whether they want urban infill or a house. Geography belongs in the first line of the listing.

Anaheim is too large for one listing template. Rent comps, vendor routing, and compliance all change between the Hills, the Triangle, the Resort, and west-central neighborhoods. Capital needs differ for Colony housing, hillside homes, and new apartments. Scale helps only if management is equally specific.
