Full-service property management for owners building lasting portfolios.
Coastal Oak Property Management handles every part of the work that comes with owning a rental property: marketing the property, screening residents, collecting rent, coordinating maintenance, keeping the books, navigating California compliance, and bringing strategic perspective to the bigger decisions along the way.
The work is built on systems. Documented processes, vetted vendors, no markup on maintenance invoices, fair-housing-trained screening criteria, California DRE-compliant accounting. The kind of operational discipline that produces results an owner can count on year after year.
But day-to-day operations are only half of what good property management does. The other half is strategic. Rent positioning, capital planning, lease renewals, hold-or-sell perspective. These decisions shape what the property contributes to the larger financial picture, and they get better when both sides of the work are in the room.
That's the approach we bring to every property we manage. Operational on the surface, strategic underneath, calibrated to what each owner is working toward.

Discover Sunset Beach
Sunset Beach is one of the smallest and most distinctive coastal communities in Orange County, stretching about a mile along Pacific Coast Highway between Seal Beach and the rest of Huntington Beach. The whole community covers just under 0.2 square miles and is home to roughly 1,000 residents. Founded as a railroad depot in 1904 and developed in the wake of the 1920 Huntington Beach oil discovery, Sunset Beach spent most of its history as an unincorporated pocket of Orange County before being annexed by Huntington Beach in 2011, a move that local residents resisted in court.
The community's character predates the annexation: a mix of beach cottages, custom rebuilds, and waterfront homes, all packed into the narrow strip between the ocean and Huntington Harbour. The Sunset Beach Water Tower, a converted railroad-era tank now used as a private residence, is one of the more recognizable local landmarks.
The rental market in Sunset Beach is small but reliable. Coastal proximity drives premium pricing, and the limited inventory keeps demand steady. Properties closer to the water and properties with harbour access command the strongest rents. Like the rest of coastal Orange County, Sunset Beach properties within the coastal zone fall under California Coastal Commission jurisdiction, and the area's specific zoning is governed by the Sunset Beach Specific Plan.
Managing a Sunset Beach rental well means understanding the community's distinct character, its regulatory layer, and the premium dynamics of a market this small
