Discover Seal Beach
Seal Beach is one of the smaller coastal cities in Orange County, but it carries an outsized sense of identity. Main Street runs from Pacific Coast Highway down to the pier, lined with small businesses, restaurants, and the kind of independent retail that's mostly disappeared from neighboring beach cities. The pier itself is the second-longest wooden pier in California and anchors the visual and cultural center of Old Town. North of PCH, the residential neighborhoods of Old Town, Marina Hill, and The Hill offer a mix of beach cottages, custom rebuilds, and larger single-family homes on tree-lined streets.
Behind The Hill, Gum Grove offers a small nature preserve that locals know well, and Heron Pointe (built about fifteen years ago along Seal Beach Boulevard) added a newer pocket of homes to that side of the city. Just north of Old Town along the San Gabriel River sits Seal Beach Leisure World, a self-contained 55-plus community with its own facilities, golf course, and security. And in one of the city's stranger geographic quirks, College Park West technically sits across the river in what looks and feels like Long Beach but is actually Seal Beach. The whole city runs about three and a half square miles, but it covers more ground in feel than that suggests.
The rental market in Seal Beach reflects the city's diversity. Old Town and Marina Hill skew toward single-family and small multifamily, with strong demand from residents who want to walk to the beach and Main Street. The Hill, Heron Pointe, and the neighborhoods further inland trend more toward larger single-family homes that attract longer-term residents. Coastal proximity drives premium pricing, and well-positioned properties lease quickly, particularly during the spring and early summer months when demand peaks.
Seal Beach is also a market where compliance precision matters: short-term rental regulations, coastal commission considerations, and local ordinances layer on top of California's already complex landlord-tenant law. Managing a Seal Beach rental well means knowing how the property fits into the city's specific rhythm and the regulatory landscape it sits within.
