Where it differs from typical buyer representation is in the underwriting lens we bring: every prospective acquisition gets evaluated through the same operational and financial framework we use to manage existing properties.
  • 1031 exchange coordination. For owners exchanging into different properties to defer capital gains, we coordinate the transaction work alongside the qualified intermediary the owner selects. The exchange process has strict timelines and procedural requirements, and getting them right requires careful coordination among all the parties involved. We handle the real estate side of the transaction; the qualified intermediary handles the tax compliance side.
  • Strategic transaction framing. Before any transaction proceeds, the conversation covers what the move actually accomplishes. Is selling the right call, or would refinancing accomplish more?
