  • Personal Information Categories (Cal. Civ. Code § 1798.80(e)): Name, signature, Social Security number, physical characteristics or description, address, telephone number, passport number, driver's license or state identification card number, insurance policy number, education, employment, employment history, bank account number, credit card number, debit card number, or any other financial information.

  • Protected Classification Characteristics: Age, marital status, familial status, or other classifications protected under California or federal law (usually collected via rental applications).

  • Commercial Information: Records of personal property, products or services purchased, obtained, or considered, or other purchasing or consuming histories or tendencies (e.g., rental history).

  • Internet or Other Similar Network Activity: Browsing history, search history, information on a consumer's interaction with a website, application, or advertisement.

  • Sensory Data: Audio recordings (e.g., voicemail or customer service calls).

  • Professional or Employment-Related Information: Current or past job history and income verification.

2. Sources of Information

We obtain the categories of personal information listed above from the following categories of sources:

  • Directly from you: For example, from forms you complete (rental applications), service agreements, or communications you send to us.

  • Indirectly from you: For example, from observing your actions on our Site (via cookies).

  • Third Parties: For example, from consumer reporting agencies (credit checks, background checks) and prior landlords (rental references).

  • Improvement: To help maintain the safety, security, and integrity of our Site, products and services, databases, and other technology assets.

  • Legal Compliance: To respond to law enforcement requests and as required by applicable law, court order, or governmental regulations.

  • Marketing: To send you promotional emails about available rentals or property management services (only if you have not opted out).

4. How We Share Your Information

We may disclose your personal information to a third party for a business purpose. When we disclose personal information for a business purpose, we enter a contract that describes the purpose and requires the recipient to keep that personal information confidential and not use it for any purpose except performing the contract.

5. SMS Marketing and Data Sharing (10DLC Compliance)

  • SMS Opt-In Consent: By opting in to our text message marketing service or providing your mobile number for communication regarding a rental or service, you expressly consent to receive recurring marketing and informational text messages from us at the mobile number you provided.

  • Data Usage: The information you provide, including your name, mobile phone number, and texting preferences, will be used solely for the purpose of communicating with you regarding our property management services, rental updates, maintenance coordination, and promotions via SMS.

  • No Sharing of SMS Data: Notwithstanding any other provision in this policy, we will not share, sell, rent, or trade your personally identifiable information, including your mobile phone number and consent data, to any third party for the purpose of their own text message marketing or any other marketing purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, excluding aggregators and providers of the Text Message services necessary to deliver the messages.

6. Data Retention

We retain your personal information for as long as necessary to fulfill the purposes for which we collected it, including for the purposes of satisfying any legal, accounting, or reporting requirements. For example, we may retain rental application data and lease agreements for the duration of the tenancy plus the statutory period required for tax and legal defense purposes (typically 4 to 7 years).

7. Data Security

We implement appropriate technical and organizational security measures designed to protect the security of any personal information we process. However, please also remember that we cannot guarantee that the internet itself is 100% secure.

8. Children's Privacy

Our Site and services are not intended for individuals under the age of 18. We do not knowingly collect personal information from children. If you are a parent or guardian and believe your child has provided us with personal information, please contact us immediately.
